Part One
Zoning, development plans and densities.
The learner must choose a property that is not currently on the market and has a large garden with development potential. Based on the zoning, current development plan and densities, the learner must calculate the optimum number/type of units that can be developed (be mindful of protected trees or structures that may be on the site). The presentation of the part one of the project should include:
- Description of current Zoning on the site, as per the County Council Development Plan
- Description of current Development Plan for the site, as per the County Council Development Plan.
- Description of current Densities allowable on the site, as per the County Council Development Plan
- Possible issues that may hinder development of the site
- Description of proposed development

Part Two
The learner is required to do a residual valuation on the property from Part one of this project. The presentation of part two of the project should include:
1) A description of the property in its present state
2) Residual Valuation calculations
3) Recommendations to the developer re. the purchase of the site
